Figures....

How much to allow on top of purchase price:

People give you all sorts of figures apout how many percent to add on top of the purchase price to cover the fees etc. I´ve heard everything from 8% to 12%. Well here are the real figures from the purchase of our house.

  • 172000€ = Purchase Price (Property valued at 180803€ by the bank.)
  • 147770€ = Mortgage given
  • 14823€ = Fees for taxes, deeds, land registry fees, notary.
  • 1193€ = Abodago (lawyer) fees,
  • 675€ = Bank charges for 2 bankers drafts:
  • 1470€ = Mortgage arrangement fee:
  • Total for fees is: 18162€
    Total paid (fees + purchase price): 190162€

    Examples

    If you estimate 10% on top of 172000€, our total should have been 189200€

    However, if you estimate 11% on top of 172000€, we are covered with the figure of 190920€

    Additional notes

    The two bankers drafts: one was to Caja Madrid to pay off the sellers mortgage, the fee for this was 458€. The other was to the vendor for which the fee was 217€.

    The Abodago fees: this was 1100€ x 5% igic (tax) plus 38.46€ for power of attourney. Power of Attourney meant that she could sign at the notary for us, she could also get our NIE numbers, set up our bank accounts and also set up the direct debits for the water, electricity & council tax.

    There are additional fees still to come out which will probably bring our figures up to the 11% estimate. These fees are insurances and wealth tax.
